Bring insurance into the buying timeline early
Once an offer is accepted, insurance questions can affect lender requests, closing timing, budget, and whether the property fits available underwriting.
A practical sequence
Start before the last week
Begin the insurance review early enough to address lender and closing needs. A quote is not bound coverage and does not establish an effective date. Confirm binding and any evidence-of-insurance timing directly with Southern Shield and the insurer.
Use reliable property facts
Gather inspection findings, listing details, roof and renovation records, and lender requirements. Resolve conflicts rather than choosing the most convenient answer.
Compare the proposed coverage
Review policy form, limits, deductibles, valuation, endorsements, exclusions, and payment arrangements before accepting.
An insurer may ask about occupancy, property use and condition, roof and systems, prior losses, fire protection, renovation, animals, pools, wood-burning appliances, rental or business activity, and similar facts. The questions and their effect vary by insurer and underwriting program.
Disclose home-business, rental, vacancy, renovation, farm or animal exposures, special property, and mobile/manufactured-home facts when relevant. They may require separate underwriting, another form, or another product. References to landlord, renters, umbrella, or other products do not confirm Southern Shield availability or eligibility.

Homebuyer questions worth asking
- What construction, roof, wiring, plumbing, heating, or condition details need verification?
- Is the proposed dwelling limit based on an estimated rebuilding cost rather than purchase price?
- Which deductible applies to wind, hail, or another named cause of loss?
- How are personal belongings settled after a covered loss?
- What does the lender require, and is that different from the buyer’s broader insurance decision?
- Is flood coverage separate, and what does the official flood-risk information show?
- Are any repairs or inspections required before or after binding?
- When will evidence of insurance be provided to the lender or closing contact?
Keep the roles separate
Inspection
A home inspection describes observed property conditions; a lender states its requirements; the insurer evaluates eligibility and terms; authorized binding establishes coverage and an effective date; and closing transfers the property. One step does not replace another.
Lender
A lender may set insurance requirements for the loan. Meeting a lender minimum does not answer every household coverage question.
Insurance
The insurer determines eligibility, terms, limits, endorsements, and premium based on its underwriting and the submitted information.
