Homeowners insurance is more than a house limit
Homeowners policies commonly combine coverage for the dwelling and other structures, personal belongings, additional living expense after a covered loss, personal liability, and medical payments to others. The declarations, policy form, endorsements, limits, deductibles, exclusions, and conditions determine what applies.
Home and other structures
A home’s estimated rebuilding cost is different from its market value and mortgage balance. The applicable dwelling limit and settlement terms depend on the insurer’s valuation method and the policy.
Ask how the proposal treats dwelling, roof, and personal-property losses and whether any extended or additional replacement-cost feature is offered. Limits, forms, endorsements, conditions, depreciation, repair requirements, and underwriting determine what applies.
Personal belongings
Review the settlement basis, limits, and any special limits that may apply to particular categories of property.
Loss of use
Loss-of-use or additional-living-expense coverage may apply when a covered loss makes the residence unfit to live in, subject to the policy’s terms, limits, time periods, covered-cause requirements, and documentation.
Personal liability
Personal liability and medical-payments-to-others are common review categories. Whether either applies to an event depends on the facts and the policy’s definitions, exclusions, limits, and conditions.
Deductibles
A proposal may use different deductibles for different causes of loss or property, including flat-dollar or percentage deductibles. The declarations, form, and endorsements show which deductible applies.
Optional endorsements
Availability varies. Ask whether a proposal includes or offers water-backup, scheduled-property, equipment-breakdown, service-line, ordinance-or-law, or other endorsements relevant to the home. Each option is carrier-, form-, property-, and underwriting-dependent.
Water or sewer-backup coverage may be available by endorsement from some insurers. Availability, limits, deductibles, exclusions, and eligibility vary. It does not replace separate flood insurance.
Prepare for a useful conversation
What to have ready
- Property address, intended effective date, and occupancy
- Approximate year built and major renovation dates
- Roof age and available documentation
- Heating, electrical, plumbing, and protective-device details
- Mortgagee or closing-contact information when applicable
- A current declarations page can help compare limits, deductibles, endorsements, and insurer information. Ask Southern Shield how to provide it if it is needed. Do not send policy documents through the public form or ordinary email.
- Disclose home-business, rental, vacancy, renovation, farm or animal exposures, special property, and mobile/manufactured-home facts when relevant. They may require separate underwriting, another form, or another product. References to landlord, renters, umbrella, or other products do not confirm Southern Shield availability or eligibility.
- An insurer may ask about occupancy, property use and condition, roof and systems, prior losses, fire protection, renovation, animals, pools, wood-burning appliances, rental or business activity, and similar facts. The questions and their effect vary by insurer and underwriting program.
Do not place Social Security numbers, payment details, passwords, policy documents, claim photos, or detailed claim narratives in the public website form or ordinary email. Southern Shield can explain a safer way to provide documents when they are needed.

For an active loss, use the claim instructions in the policy or the insurer’s official claim channel. The quote form is not a claim-reporting system and should not receive claim documents or sensitive details.
